Rental Application

This application must accompany the following documents where applicable: 1. A copy of the applicant's ID/s or Passport/s or work & residence permit/s in the case of non-RSA Citizen/s) 2. A copy of the CK/Company documentation or similar founding documents in the case of a Company or Closed Corporation applying, as well as proof of authority to act on behalf. 3. A proof of income (3 month's bank statements or your latest salary slip or appointment letter) 4. Proof of current address. (Utility bill, Lease agreement or any document indicating your name and current address) 5. The completed signed application form. 6. Each applicant must fill out a separate application form. 7. If married in community of property, both partners must fill and return an application form with all the requested information.

Application process: 1. Once we have received all required documentation, the application will be processed. This may include, contacting previous landlords or relevant persons to get any historical information that may assist in deciding. A credit check will also be performed and may include TPN, Transunion, Experian or any other credit agitation service deemed necessary or appropriate. 2. Only complete applications can be processed, and we may request additional information or documentation. 3. hereafter applications will be sifted, and possible candidates will be discussed with the landlord. 4. Once a candidate was selected, a lease agreement will be generated You will have 72 hours to complete, sign and return the lease agreement. 5. Thereafter a deposit, and application and contract fee invoice will be issued via PayProp, and you will receive notification direct via the system. You will have 24 hours to make the deposit payment and send proof thereof. Please only make use of the supplied reference and do not add anything to the reference. 6. Only when the deposit reflects in our account and is allocated accordingly, can the application be considered concluded and in force. 7. Failure to timeously sign the lease agreement and paying the deposit may result in the offer being retracted and offered to another applicant. 8. Any requests or negotiations for amending the conditions of the lease agreement offered, including but not limited to the rent, term and commencement date, may result in your application being rejected, and another applicant being offered a lease agreement. Should you opt to negotiate, you take the risk of losing out. 9. Occupation can only be granted once all deposits, fees rent or any other invoices issued, is paid and reflect in our account. 10. If occupation can be given prior to the commencement date of the lease agreement, this will have to be negotiated with the Landlord or outgoing tenant. This date and time can most likely only be determined a few days before month-end. 11. Occupational rent is usually paid when occupation is taken more than 3 or 4 days prior to the lease commencement date but is subject to negotiations and written confirmation. In the absence of written confirmation on pro-rata rent exemption, pro-rata occupational rent must be paid before occupation can take place. 12. Due to the volume of correspondence and applications, we cannot provide feedback to all requests, and it is your responsibility to follow up. 13. Should you not receive an offer on an application made within 72 hours, your application can be considered as not approved.

Conditions of this application: 1. No applications will be processed without all the required documentation attached. 2. Should it be found that the application form was not filled in truthfully, the application will be discarded. 3. It is at the sole discretion of Apex Rentals Pty (Ltd) to approve or deny applications regardless of order of reception. 4. Apex Rentals Pty (Ltd) or its Agents cannot be held responsible/liable should this application not be successful for any reason whatsoever. 5. We reserve the right not to provide a reason for the refusal of this application. 6. Should there be any questions regarding the terms of the rental agreement, it must be requested with the application. 7. All applications to keep pets is subject to approval of the Owner of the property and the Body Corporate where applicable.

By completing and returning this application I, the undersigned, permit Apex Rentals Pty (Ltd) to: 1. Contact the relevant Owner/Rental agency and employer/s or any required person/entity to verify the supplied details. 2. Do a credit check and affordability assessment at any registered Credit bureau/s. 3. Contact the applicants by phone, email or sms for future correspondence and invoicing. No marketing will be sent to you and is strictly limited to invoicing and direct communications related to the application and subsequent lease. To opt out, mail us on accounts@apexrentals.co.za. 4. Share all the application information with the Owner, Body Corporate or any other relevant involved party/ies.

1. Approval of pets is subject to approval of an application made to the Owner and/or Body Corporate before occupation. 2. Type, size etc of the pet is subject to rules as per conduct rules to be provided together with the lease agreement. It is you responsibility to confirm conditions. 3. Separate application forms for Pets, Electricity, Water or other services may be required. It is your responsibility to fill and apply at the designated providers/authorities. Please confirm with your Agent if any is applicable.

1. I am aware that any application to keep pets is subject to approval of the relevant Body Corporate or Managing entity. 2. The information and documentation I provided in this application is true, legitimate and legal and I have made no attempt to hide or alter any information. 3. I am not in the process of being sequestrated, or have not been sequestrated in the past 5 years 4. I furthermore acknowledges that the property may be subject to management and conduct rules of a body corporate in a sectional title scheme and/or a homeowner’s association. The applicant takes the responsibility to familiarize him/herself with the relevant rules and undertake to become a member of such homeowner’s association and/or body corporate where applicable.
